Installing a Velux Window: What You Need to Know

A Velux or roof window can transform a dark, unused loft into a light-filled, usable room. Here's what you need to know before commissioning the work.

Do You Need Planning Permission?

• Properties in conservation areas or National Parks
• Listed buildings
• If the window would protrude more than 150mm above the plane of the roof
• If the lower edge of the window would be less than 1.7m above the floor

Choosing the Right Window

• **Size** — larger windows let in more light but are more structurally complex. The size is limited by your rafter spacing.
• **Position** — south-facing windows maximise light but can cause overheating in summer. We can advise on the best position for your specific situation.
• **Specification** — standard, centre-pivot, top-hung, and electrically operated options are available. Electrically operated windows (which can be opened and closed remotely) are popular for hard-to-reach positions.
• **Glazing** — laminated, toughened, or triple-glazed options. Consider energy efficiency and noise reduction.

What the Installation Involves

A roof window installation by a professional roofer involves: 1. Cutting the opening between or through rafters 2. Installing a trimmer (lintel) above the opening 3. Doubling the rafters on each side of the opening 4. Fitting the window frame and flashing kit 5. Re-dressing surrounding tiles around the flashing 6. Internally, making good around the window reveal

The roofing element takes half a day to a full day. Finishing work inside the loft is separate.
