Roof Insulation in the UK: A Homeowner's Guide

Why Roof Insulation Matters

Heat rises. In a poorly insulated home, a significant proportion of your heating escapes through the roof. The Energy Saving Trust estimates that a quarter of heat loss in an uninsulated home goes through the roof.

  • Reduces heating bills (potentially saving hundreds of pounds per year)
  • Improves comfort — warmer in winter, cooler in summer
  • Reduces condensation in the roof space
  • May improve your home's Energy Performance Certificate (EPC) rating

Types of Roof Insulation

1. Cold Loft (Insulation at Joist Level) This is the most common and cost-effective approach, typically using mineral wool roll laid between and over the joists. The loft space becomes cold but the living space below is warm. Minimum recommended depth: 270mm.

2. Warm Loft (Insulation at Rafter Level) Insulation is installed between and below the rafters, making the loft space itself warm. Used when the loft is being converted into living space. Requires more material and is more expensive.

3. Rigid Board Insulation Used in flat roofs (either above the deck — warm deck — or below it — cold deck, though warm deck is far preferred). Also used in some pitched roof applications.

4. Spray Foam Insulation Has been popular but is now widely regarded as problematic. It can cause condensation issues, rots timbers, and — critically — it has made properties very difficult to mortgage or sell. We strongly advise against spray foam insulation.

Roof Space Ventilation

  • Condensation forms and saturates timbers and insulation
  • Felt and breathable membranes deteriorate faster
  • Mould growth occurs

Building regulations require specific levels of ventilation. Any insulation work should take ventilation requirements into account.

Is There Any Government Financial Support?

The UK Government and energy companies periodically offer funding for insulation through schemes like the Energy Company Obligation (ECO). Eligibility typically depends on income and existing insulation levels. Check the gov.uk website for current schemes.
