The Complete Guide to UPVC Fascia, Soffit and Guttering

← Back to Blog

If your timber fascias, soffits and guttering are showing their age — rotting, peeling, or crumbling — UPVC replacement is almost certainly the most cost-effective and practical solution. Here's everything you need to know.

What Are Fascia, Soffit, and Guttering?

Fascia is the horizontal board that runs along the lower edge of your roof, directly behind your guttering. It supports the guttering and closes off the roof edge.

Soffit is the board that runs horizontally underneath the fascia, between the wall and the fascia. It closes off the eaves and in modern homes contains ventilation holes.

Guttering channels rainwater from the roof into the downpipes and away from the building foundations.

Why Replace Timber with UPVC?

Timber roofline products were standard until the 1990s. While they look good when new, they require constant maintenance — repainting every 3–5 years — and are vulnerable to rot, particularly in wet UK conditions.

UPVC (unplasticised polyvinyl chloride) roofline products never rot, never need painting, and last 25–40 years with zero maintenance. The upfront cost is higher than patch-painting timber, but over a 10-year period they are almost always more economical.

Colour Options

  • **White** — the most popular choice
  • **Cream** — softer alternative to white
  • **Black** — very popular on new builds and modern homes
  • **Anthracite Grey** — contemporary, especially popular with grey tile roofs
  • **Woodgrain** — rosewood and golden oak, mimics the appearance of timber
  • **Dual-colour** — white inside, woodgrain or colour outside

What the Job Involves

A professional UPVC roofline installation includes: 1. Removal of all old timber or existing UPVC 2. Inspection and treatment of any exposed or damaged roof timbers 3. Installation of new fascia boards 4. Installation of soffit boards (vented where required) 5. Fitting of guttering, angles, outlets and downpipes 6. Full clean-up

Signs Your Roofline Needs Replacing

  • Peeling or bubbling paint on fascias
  • Soft or spongy timber when pressed (rot)
  • Guttering pulling away from fascia
  • Water stains down walls from overflowing gutters
  • Visible holes or cracks in soffit
