Ridge Tile Problems: What Causes Them and How to Fix Them

The ridge tiles running along the very top of your roof are among the most exposed components of any building. They face constant battering from wind, rain, frost, and UV — and over time, the mortar that beds them in place inevitably fails. Here's what you need to know.

Why Does Ridge Mortar Fail?

  • Fine cracks that allow water in
  • Larger cracks that allow wind under the ridge tiles
  • Complete mortar failure and ridge tiles becoming loose

Once mortar fails, water enters the roof structure. This can rot timbers, damage ceiling insulation, and lead to costly internal damage.

Signs of Ridge Tile Problems

  • Visible gaps between ridge tiles
  • Mortar that appears to be crumbling or missing
  • Ridge tiles that are not aligned
  • White mortar wash appearing lower on the tiles (indicates mortar is being eroded)
  • Light visible around the ridge area
  • Moisture staining on the inner face of tiles or rafters near the ridge

The Two Solutions

1. Repointing If the ridge tiles themselves are in good condition and the failure is limited to the mortar, repointing is a cost-effective solution. We remove the old failed mortar, clean the surfaces, and apply new flexible mortar that will perform significantly better than traditional sand and cement mixes.

2. Dry Ridge System For a permanent, maintenance-free solution, a dry ridge system replaces mortar entirely with mechanical fixings and interlocking caps. The advantages are significant: - No mortar means no repointing — ever - Superior wind resistance (mechanically fixed, not mortar-dependent) - Built-in ventilation improves roof space performance - Typically 20–40 year product guarantees
